If I balloted in Ph. I, was I to get another plot in Ph. II because I had already topped up the Ksh. 40,000??

No. Each member is only entitled to ONE (1) subsidized plot in Phase I, Phase II or the upcoming Phase III land. The additional amount was meant to enable us meet the increased land purchase costs for the Phase I and Phase II. However a member can purchase as many plots as she/he wishes and the management has structured favorable prices for members except for the Buffalo Hills plots (1/4 acre and ½ acre) which have no member pricing.

I had paid my contributions within the deadline for the Ph. II land and I have not balloted. When will I ballot??

We assure all members who have paid before the deadline and even after the deadline that they will be given plots WITHOUT any addition of money. We are currently undertaking reconciliation of the balloting of Phase II as we have realized that there were qualified members who were not called for luck of telephone numbers, others took both single and double ballots and some ballots had printing errors and the like. We expect to finalize the reconciliation before the close of the year and all the members who had paid within the deadline will be given the first priority.

When can I collect the Title Deed for my Thika Phase I plot??

We completed all the paperwork required to process the Title Deeds. This includes obtaining the green cards for the sub-divisional titles, land control board consents and we have also executed all the transfers for the majority of the 1100 plots in Ph. I. We have been working overtime to get these titles out. However, the lands registry has the capacity to process many titles at a go and we have agreed with them they will aim to process 100 of our titles per month. We have set up desks both at the venue of this meeting and at the head office where all the information pertaining the Title Deed processing can be accessed. All the members who have not brought their required documents (i.e. P.I.N Copies, I.D copies, and at least 6 color passport photos) are requested to drop them at any of the set desks.

Now that I have balloted for my Phase I or Phase II plot, can I sell it or transfer the same to a 3rd party??

We will not encourage the members to sell their plots that do not have Titles Deeds for the reason that such sales will affect our own sales whose proceeds assist us meet the project costs as well as the subsidy for the member plots. Members tend to sell their plots below our Society’s own prices thus bringing unfair competition to our own project.  However, when we avail the Titles, we may not stop a member from selling their plots and we trust that the members will also not undercut us for the benefit of other members yet to obtain Titles. We can allow transfer for very special cases and we have set a Transfers Sub-committee at the head office where applications for the same are considered and decided upon.

When do we expect to go to Phase III and can I get a subsidized plot as a second plot on Phase III??

We are moving away from the subsidized plot after we settle all the members who have paid either the Ksh.70,000 or Ksh. 100,000 as land contribution. However we will continue offering our plots(50ft by 100ft) at special member prices so that the member will always be at an advantage.
